Where is the consumer going for their information on a listing?

When a consumer drives by the home today they may see the sign and they may not.

What the consumer sees depends on how they process informationA digital citizen just sees a notification that a home is for sale so points their phone at the house and instantly gets information. They don't call you, the listing agent, they call their digital agent if they want to see it because they have all the information in less than 30 seconds in front of the house.

For sale sign.. do you see it?  Did you see the brochure box? It is on the left side of the sign.  The brochure box can have a flyer that directs the consumer to the website for pictures, an instant text or voice recording of the information on the home.

This would be a much better sign if there was a rider with the text information or a website. (I should have photo shopped the sign but you get the point)

Heads up on the texting of house information..... this IS the NEXT big wave you want to catch! 

Check this "Cell House" information out about how to talk with a customer who is in front of the house. If you are participating in the program pictures of the house go right to their cell phone. There are quite a few texting companies so do some google research for one that works for you.

This is what the Cell House website says:

"The home buyer sends in a simple text message, and the Cell a House service instantly sends photos, pricing, and additional information directly to their mobile phone! More importantly, Cell a House sends you, the Real Estate Agent, the phone # of the prospect while they are still in front of the house! You will instantly receive a text message and an email. You are now connected with someone looking to purchase a home in your area, who you normally wouldn't even know existed!"

Take a minute to process this information.  Someone is in front of a house texting for more information.  You get an immediate text with their information.  Think about how excited the consumer will be if you can immediately text them back and start a discussion.  Instant gratification generation folks love that kind of response.  You might not show  the house to them right that minute but you can certainly set the appointment and you don't even have to ask for their phone number because you already have it.  You can also communicate with them via text now.

Do you have the zillow, trulia or app on your phone?  Some buyers install the apps and won't need to text because they can point the phone at the house and if the  house details because everything they need is right there.

It might be wise to become familiar with how the home apps work so you can show a customer in the car (when parked) any home you find driving around, just how easy it is for them to obtain information on any listing.  You can be teaching them how they can get all the information and then CALL YOU, their agent, to get in and see the home. This is how digital citizens roll :)

It also shows the buyer how in touch you are with the market being able to point your phone at a house, pull up the pictures and tell them how much it is.  The idea to think about might be to become their digital agent.. the digital citizen has a loyalty to people who can speak their language.  To connect with the generation who communicates on the cell phone this is a very important tool to know how to use.  It is not rocket science.  It is easy, just download the app, point at the house and follow the prompts. 

Did you know a digital citizen has upwards of 92 profiles in different social networks?

Did you know that digital citizens look to Google for most features and really hang out at Google friend Connect?

I am evolving into the digital world and trying it all out. It takes a lot of time and you are just going to have to get over that if you want to be able to communicate with digital citizens.   To comment on an outside blog post I had to update my google profile so it would be complete.......1.5 hour later I was ready to post.

Digital information sharing through social media is a HUGE TIME SUCK but that does not mean you should ingore it.

To reach out the the digital community start at Linkedin as it is the least social and most beneficial in terms of people participating to do business. The linkedin profile is your digital resume.  I had a county offical wanting me to participate on a committee. She asked me to send my linkedin profile to the group via e-mail so they could all see who I was.  She acted like this was a normal part of doing business, just sending the linkedin profile via e-mail. If you don't have a linkedin profile that is complete you need to get one!

As you navigate and start spreading your cybper wings below are a few more places to get involved in a digital community.

Flickr  sign up with a yahoo account create a group and a place for people to post pictures of your community.  They will think that is a lot of fun!  You can have sets of pictures of all your listings, community events and be the real digitial person of the area sharing photos of FUN!

Your own youtube channel is a must.  Create one with your area name so you can be come the community expert with youtube videos!  Catch some local "connectors" send them the link of them on youtube and it will go viral.. they will do it for you if they like it!  They will be sending it to all their friends and sharing across the country.

Learn about yelp and how it can help you. Yes, there is a phone app!  Why not use these digital tools while working with a client!  Just think about it.. remember when taking your lap top in to a listing presentation was the key to getting the listing.  Using you phone app providing information about the digital world will speak volumes to people thinking about working with you.

Learning how to commnicate with digital information is a huge elephant.  Remember when we all started to learn about the Internet and we were told "one byte at a time is how we eat it!"

Carra, i suggested your post because it's so broker is trying out the text sign right now on 3 of his listings- he heard it was the next big thing...i'm not a texter at all...need to change the aps that you can point & get the info.  It's a huge time sucker right now trying to absorb all this & utilize it right...I have a good linked in profile & we need to connect!

Ginny ~  Yes... hope you sent me a linkedin connection request my link is at the bottom of the post and in the post. I saw an exhibitor at the Winter Conferences in Prescott, AZ this past March and it is amazing what information can be sent back to the consumer via the text messaging!  I think the sign rider with the text number is going to really be hot!  Since I have learned how to use my iphone i feel so connected to EVERYTHING.. So you really should learn about texting and how it all fits.. the younger customer does not want to talk to you.. they want to text you... have you give them the information.. then if they need you willl get back to you to show the house.. it's the way they do things and understanding and adapting will make life so much easier. 

Jean ~ Sorry for the spinning head.. Just take it one thing at a time.. I would put learn how to text as number one.. then get your linkedin profile up and running.... then take all the items slowly.. it won't seem so bad if you make a list then check it off doing something once a week.. could be a good thing for sales meeting.. learning technology one tool at a time.. hey ... good idea for a post.. better go put that in a draft :)  This is why I love the engaging with comments.. continues to give ideas for new posts.

My head is spinning!!  SO much stuff to absorb here Carra!!  I'm keeping your blog up on my screen while I work my way through it ... step by step.  I may have questions!!!!!   My head is about ready to explode with ideas using the signage for info.  I'm thinking mortgage info??   Hmmmm ....

Carra ~ you are really up on the digital information.  We have something like that here.  The sign rider directs you to a phone # and a code.  It will then send a brochure to a smart phone and captures the buyers' information.  Great stuff!!

Dale ~ that is a problem we all have, signing up and not engaging in other places.. takes a long time to get it all balanced out. I see super Digital Citizens who have the same issues.. so we are all in the same boat.

Russel~ deep breaths!  You need a facebook fan page, linkedin profile and a twitter account.. then you REALLY need a youtube channel.. where you create videos of your work.. you could actually use something that turns your pictures into videos and post them on youtube.. that would REALLY work for you.. Youtube is the 2nd most searched site next to google.. so people look for what they want in everything!

Hi, Carra. IF ONLY...most people who come here can't use their cell phones at all as only Verizon seems to work. Those with AT&T, Alltel etc. end up using the pay phone in front of Walmart!
